As a self-managed POA, Paradise Bay Property Owners Association, is staffed by volunteers with varying levels of technical expertise. Simplicity is the key to responsible financial management and fiscal responsibility.
Most banks have an online bill pay option. Fill out the details online, and the bank will mail the check for you. It's as easy as using any other online payment method.

Yes, guests are allowed to use the amenities as long as they are accompanied by a resident member. Please do not allow non-residents the use of the amenities without a resident member present.
Members who are current on their dues can contact us at 903-603-2639 to request initial keys and placards. Two keys and two placards will be issued upon receipt of initial dues. Replacement keys are available at a cost of $25 each.

When is a permit required?
A permit is required when building, remodeling or enlarging a building. Permits are also required for other improvements to property. Projects that are cosmetic, such as painting, wallpapering, carpeting, cabinets, and trim work do not require permits. Additionally, permits are not required when replacing electrical fixtures on existing wiring, or existing plumbing fixtures.

Our park is a family friendly and safety first private property. Security cameras are in use.
All members current with dues and their accompanied guests are welcome to use all park facilities.
Please inform a POA officer or Board member of any incident or repair that requires attention.
Every POA Member has the right and responsibility to report any illegal activity to Tool City police immediately.
Members and all guests shall use the park at their own risk.
Paradise Bay Property Owners Association, its Officers and Directors, both past and present, shall not be liable for theft, accident or bodily injury of any occurrence at the Association parks and boat ramp areas, including acts caused by negligence or omissions. With payment of annual assessment and or fees, Members and Associate Members, as a consideration of membership, thereby provide a waiver of such liability.
Swim at your own risk.
Caution should be used while swimming as unknown objects may float in to the cove and sudden drop offs may develop without warning.
Boats have the right of way at the boat dock. Do not impede or block access to the ramp.
Do not swim near boats that are in operation as severe injury including DEATH may occur.
There will be ZERO tolerance for DRUGS, PUBLIC INTOXICATION, or VIOLENCE.
TRWD restricts the use of firearms, fireworks, or explosives of any type in, on, across, or along Cedar Creek Reservoir district or surrounding lands.
NO FIREWORKS or weapons of any kind shall be permitted on POA property, including the POA managed boat docks.
Behavior
Please respect all persons visiting the park.
Please remember to use Park facilities and equipment for their intended purpose.
No music should be played that is distasteful or includes loud profanity. Music volume should be kept at a level that allows other park users to enjoy their music as well.
Please clean up your trash and dispose of it correctly in the provided trash bins. DO NOT PUT HOT ASHES IN THE TRASH BINS.
Do not damage or deface the pavilions, picnic areas, or any other POA maintained property.
It's simple: no graffiti or any other destruction of POA equipment, facilities, or property will be tolerated.
Access to boat ramps and boat docks are a member privilege. Members in good standing are entitled to a key to open walk-in and boat ramp gates .
The cove in Paradise Bay is a TRWD permitted NO WAKE ZONE. A “No Wake” zone means that boats must reduce to the slowest speed they can travel while still maintaining the ability to steer and make forward progress. Most boats can take a little throttle above idle-in-gear and still stay under 5 mph, and not make a wake.
Safety is the primary reason for establishing and enforcing a no-wake zone. During peak outdoor season there are many people swimming, paddle boating, and engaged in other water activities in our cove.
Maintaining a 5 mph speed or no wake also dissipates wave energy protecting shorelines and property damage.
Do not tie a boat to a park dock for any longer than is necessary to park or retrieve your trailer or to transfer equipment and supplies to or from your vehicle.
The ramp gate MUST be locked whenever you are not using the ramp. Please DO NOT leave the gates open.
All visitors shall have equal convenient access to the park. Do Not park in front of gates.
Parking in the lot by the boat ramp on the South side is reserved for vehicles with trailers. If you are not launching a boat, park in the lot adjacent to the pavilion.
NO PARKING on or next to boat ramps at any time with the exception of emergency vehicles assisting with water rescue incidents.
